ON-PROPERTY OBSERVATION METHOD

How I personally evaluate the guest experience

I do not advise leadership from a desk. Every engagement begins with me on the property, moving through the guest journey the way a real guest does. This is the method I use to turn what I observe into priorities leadership can act on.

  1. I arrive the way a guest arrives

    I approach from the street, parking, or ride-share drop-off and take in the first impression — signage, entrance, lighting, and the feeling of the block — before I identify myself as a consultant. The first thirty seconds a guest spends finding the property shape more of their confidence than most websites admit.

  2. I follow the promise-to-experience path

    Before the walkthrough I review mobile search, the main OTA, the direct booking path, and pre-arrival communication. On property I compare what those channels promised against what the guest actually receives — room clarity, policies, fees, atmosphere, and the details that quietly drift between channels.

  3. I walk the property with leadership and staff

    I move through the front desk, common areas, a representative room, and any spa, restaurant, or rooftop experience with the owner, GM, or team members who run it. Their perspective and the guest's perspective rarely match, and that gap is where the most useful findings live.

  4. I compare up to three nearby properties

    I observe how direct competitors handle the same decision points a guest is weighing — location cues, value, policies, and arrival. The comparison is not about copying; it clarifies where this property's promise is clearer, weaker, or simply different.

  5. I document with original photography and notes

    I capture the real arrival, signage, room, and atmosphere with my own camera rather than relying on stock imagery or polished marketing photography. The evidence I bring to leadership is what I actually observed, dated and specific to the property.

  6. I translate observations into evidence-ranked priorities

    The walkthrough becomes eight evidence-ranked priorities with urgency, effort, and a recommended owner — then up to three approved guest-facing improvements I complete directly. Your team keeps running the property; I lead only the guest-facing work leadership approves.

MY ROLE

My role is not to pretend I run your hotel.

I do not run hotel operations or replace revenue, F&B, training, or technology specialists. I make the guest-journey gaps clear to leadership and directly lead the guest-facing work within SignalTide's agreed scope. When a finding belongs to another discipline, I identify the right specialist.
